DESCRIPTION OF WORKS

Works include the demolition of an existing two storey building and garages, and replacing these with a three, four and five storey residential flatted development. This development will provide 46 affordable rent flats for sheltered accommodation, consisting of 41 x 1 bed 2 person flats and 5 x 2 bed 3 person flats.

The new development will also include a communal kitchen, dining area and TV and a lounge with direct access to a newly landscaped garden with raised beds and seating areas.

All areas, including the flats, will be wheelchair accessible, there will be storage facilities for mobility scooters and parking with charging points for electrical vehicles.

These much needed homes for later living will provide accommodation for those in the local community in need of additional support as the enter their later years.

PROJECT CHALLENGES

Asbestos removal

Surveys and site investigation reports carried out showed traces of asbestos in the roofs of the garages, low levels within Artex & Floor adhesive this will all be removed prior to demolition of the building

Demolition

As the demolition will be disruptive to the surrounding area Real is minimising this disruption by:

  • Allowing for a protective screening where the existing building is close to the boundary to ensure safe dismantling is carried out.
  • The use of low noise plant to be used for demolition.
  • Liaising with neighbours prior and during demolition giving advanced warnings of any noisy works or areas to be temporarily fenced off.
