Description of Works
An estate regeneration in the London Borough of Ealing, Hanwell, consisting of the redevelopment of old residential apartments to deliver a blend of mixed tenure, residential houses and flats, community spaces, shop, district heating network, infrastructure and open spaces. The scheme is a partnership with LBE to deliver a multi-phase development. The site is in close proximity to Hanwell Station and the adjoining Brent Valley Park open space. The station will benefit from Crossrail once complete.
Real were selected as preferred development partner by LB Ealing to redevelop the old estate consisting of 264 social rented and leasehold units.
A planning application was submitted for 505 residential units, community space, shop/café, centralised heating system and open spaces. Real received a resolution to grant planning permission during its planning committee on 21st July.
Real have led on the outline and Phase 1 detailed planning application working closely with our partners at Ealing. We carried out substantial work on consultation with the residents of the estate to make sure we were able to understand their requirements.
Phase 1 is the first phase which we are targeting to commence Early 2022.
Planning consultation through lockdowns proved challenging however we diversified our approach from face-to-face events to online live presentations, extended newsletters and one to one meetings, flyers and posters and external pop-up stands when restrictions allowed.
The existing site levels of the site created challenges around access which would result on several ramped and stepped external accesses through the scheme. A great deal of design work was carried out to overcome this and create level access throughout the external area where possible. This was partly achieved through stepping some of the ground floors to specific blocks to lose the change in level allow external courtyards to be free of ramps and steps.
LBE’s requirements changed in the early stages regarding affordable housing requirements therefore the original design proposal along with the level changes wasn’t a viable solution. We overcame this through a careful redesign which adopted the same principles but delivered the affordable numbers needed in a proposal the better manages the level changes.
