Description of Works

This £21.5m project comprises the design and construction of a Multi-Storey Car Park (MSCP) over six levels, providing 546 spaces and open air surface car parking for 27 spaces to the North of the car park. Additionally, we will erect a 4-storey building with commercial use at ground floor and 15 multi-tenure residential units arranged over the upper 3 levels and associated highway, public realm and associated external works.

As part of the agreement, Real were required to deliver a new wet woodland as part of an existing underground culvert diversion located under the site. Over 330 trees and shrubs were planted by local volunteers, members of the Council and Real site staff in May 2021.

Project Challenges

There was some initial concern about the financial viability of the scheme requiring the Team to undertake an extensive value management exercise to rationalise the façade and redesign architectural features to meet the Client’s objectives and budget.

The land the site is situated upon is also owned in part by East Herts District Council, Hertfordshire County Council and Bishops Stortford Town Council, which has necessitated the need to co-ordinate between the 3 authorities.

The scheme started on site June 2020 after the Council’s 10 week period to close the existing surface car par and is expected to finish in May 2022.
